As a non-Italian citizen, it is incredibly difficult to obtain a mortgage from an Italian bank. The simplest way to purchase a home is to be prepared to pay cash for the property. Our home-buying tours are designed for clients who have already raised the capital.

They will be with us, Kitchen Table Travel, on the tour to advise you and to help you understand how to protect your investment.​

Kitchen Table Travel nor our attorneys make a commission off of any sales. This is not a time share type situation. We're starting up this project because it's fun! The cost of the tour covers our attorney's fees for consultations and advice. 
 

The Tour

Day One

The tour begins! Before we set off the Sabina, we'll spend a day in Rome soaking up some city culture and relaxing before the work begins. 

Experience a traditional Roman produce market where we will meet some vendors, learn about seasonal and local foods and do plenty of tasting too. Learn how food-savvy Italians get their groceries in the city.  

Afterwards, enjoy a bit of free time before we meet again at a wine studio for an evening of natural wines and cheese pairings.

Day Two

Enjoy breakfast at the hotel before we hit the road and make the scenic drive to Sabina in northern Lazio. We'll stop in the village of Poggio Catino for lunch along the way. After, we'll head to Casperia to check into our rooms in a 15th century palazzo. After checking in we'll meet again for a briefing with Claudia and Eleonora about what to expect the next few days. 

Day three

We'll have breakfast at our bed and breakfast before getting to work. Pre-tour you'll have filled out an questionnaire regarding the type of properties you'd like to see and together with agents, we'll have narrowed down potential properties. As a group, we'll tour all of the properties because it's important to see homes that you didn't have on your list as it may lead to new insights. 

Later in the day, we'll reconvene with Claudia Bortolani and Eleonora Cerin, to recap our experiences. Likes, dislikes, deal-breakers, wish lists, etc. They can listen to your impressions and add their experienced views so that you will have a good and productive recap of the day. Local aperitivi and snacks, followed by dinner. 

Day Four

After breakfast. you'll be off to visit more properties with our lawyers and real estate agents. It will be a busy but fun day.  Again, we'll recap at the end of the day over aperitivi before dinner. 

Day Five

After breakfast, you'll have the option to expand your search or to re-visit a previously seen property.  At the end of the day be prepared to speak up and share your ideas and experiences with our lawyers who will be happy to hear your opinions and provide you with some guidance and to answer your legal questions. Also, expect more snacks and dinner. 

Day Six

Today, if desired, you'll have the chance to get a second viewings of properties visited thus far. After breakfast, interested guests will head out for a second peek and follow-up with our lawyers. If anyone is not interested in a second viewing, we'll enjoy a tour and oil tasting at a local olive farm. 

After, we'll do a short recap of the previous intense days with our lawyers before dinner. For those who are interested in making an offer for a property, our lawyers will be available to provide all the legal assistance required to start the acquisition process. 

 

Day Seven

For those interested, we'll get out into nature today After our breakfast we'll meet up with our nature guide for an excursion in the Sabina hills. Weather permitting we'll have a picnic after our walk. This is a great way to experience your potential new home and to meet some neighbors. 

After a bit of rest we'll meet again for our recap and dinner in Sabina where we can explore local wine culture and traditions with a paired dinner. 

Day Eight

After our final breakfast at the B&B, we'll head back to Rome. In Rome you'll get a bit of time to relax before we embark on a walking food tour of Rome's famous Jewish Quarter. 

This concludes the Kitchen Table Travel Home Buying Tour! Your hotel is included this night. 

*The price does not include airfare or airport transfers or the hotel for the night of May 19th. We can arrange a hotel for you at an additional cost. 

*Please arrive one day early prior to the tour start date of May 20th. 

*Activities are subject to change due to weather or other unforeseen circumstances. But we always find something fun to do! If you need a break from house-hunting, we can help arrange an alternate activity. 

*Minimum guests 5 and a maximum of 7 for this tour.  

*A deposit of $1500 will be due upon signing up. The remaining fee will be due February 1, 2024. 

* That deposit will be 75% refundable until 30 days before departure. If the customer cancels within 30 days of departure, the deposit is forfeit and the remaining payment will be refunded minus a 3% administrative fee. If Kitchen Table Travel has to cancel for any reason, both deposit and payment will be 100% refunded.
